Coordination between builders and designers is unfortunately often absent in traditional home design services. During the construction phase it can be easy for design elements to be misread or overlooked. Our construction coordination service helps to mitigate this with regular meetings during construction to ensure that nothing designed into your plans is misconstrued or neglected and that your home materializes just the way you dreamed it would be.

Black Peak’s Custom Home Design Journey

Every project begins with taking in the lay of the land. The property on which you build your home is the one thing that cannot be replicated and during this beginning phase we'll identify its best qualities. We'll gather information such as: access points, boundaries, setbacks, easements, and general topography (a survey may be requested), and community guidelines.
The final deliverable for this phase is a site analysis plan.

During the second phase of this journey we will sit down together and establish how you want your house to look, feel, and function. We'll listen to your wants, needs, and lifestyle and form an understanding of the physical spaces needed to constellate your dream home. Afterwards, we'll begin the design process with a preliminary floor plan and exterior that is completely unique to you.
The final deliverables for this phase include a preliminary floor plan and rough exterior concept.

This phase is all about curating the design. We'll meet regularly to further develop, modify, and refine the floor plan and exterior of your home and continue to do so until you are completely satisfied with the design. We will also generate a 3D model to assist you in visualizing the look and feel of your home as we adjust and finalize your layout and façade.
The final deliverables for this phase include a final floor plan and exterior façade design.

With the final floor plan and exterior façade established we will convert the design into a complete set of architectural design sheets to be utilized by you, your contractor, city code officials, and a structural engineer who will add additional sheets to the set. It's here that the Custom Home Design Journey ends and construction on your beautiful custom home can begin!
The final deliverable for this phase is a complete set of architectural design plans.

This additional service allows for further coordination and collaboration between builders and designers that is often absent in traditional home design. Through regular meetings and/or site visits between you, the contractor, and us we'll ensure that all design elements are correctly implemented and together resolve any unforeseen issues that arise during construction.
